Over the years there have been several problems with the lighting in common areas.
Light near the letter boxes.
The main problem relates to the light near the letter boxes which has not operated since the first owners moved in.
The builder advised that the light was relocated due to a request from Australia Post because the postie on the motorbike could not turnaround on the paved square without bumping into the light pole. It appears that when the light pole was moved the cable was snapped but this could not be proved. The builder denied responsibility claiming the lighting was approved by ACTEW.
An electrician was engaged to fix the problem. See attached report.
In summary, the problem could not be adequately resolved short of a major expense involving rewiring under the driveway.
Light near Unit # 7
After a number of instances of tripping the cut-out switch a short circuit was located in the light near Unit # 7. This was apparently due to inadequate cabling being allowed and an extension was added. The hole in the lamp post was not fully sealed, allowing rainwater to enter. See attached photos.
Further sealing of the holes in the lamp post was completed. This sealing may have to be renewed over time or should the problem recur.
Light adjacent to driveway to Unit # 9
This light was installed after the complex was occupied as the area was considered too dark and followed some vandalism. The cost was shared between the owners corporation and the builder.
